      Thanks. My wife does the staging. She has a real knack for it. This is the second house that she’s staged with furniture. She used to just put in some accessories around the houses. We’ve had a lot of positive feedback from buyers and I really think it has helped us tremendously with selling them.

    So did you try to clean the carpets, and that didn’t work, so then you replaced them?

      Yes, that is what happened with the carpets. It was $175 to clean all carpet in the house. The did a great job but there were a lot of little stains everywhere. Would have been ok for a lower end rental, but not something we are reselling. We ended up replacing all of the carpet and my contractor took the newly cleaned carpet with the stains for a house of his.

    Hi Danny, the house does look great! A couple of questions if you have time to answer–are you shooting your own photos and if so, what kind of camera and lens are you using? Also, I think I asked this on one of your posts, but can’t find where i did that, so I’ll ask again–can you share your probate letter with us?

      Thanks! My wife takes the pictures with a Nikon D3000 and a Tamron wide angle lens.

      I am considering writing a new probate letter and will share that one. The one I use is based on one from a course that I own and cannot share it for obvious reasons.

      Good luck getting back into the house flipping business. Set your goals and keep working at them until accomplished. Simple as that.

    Mind if I ask: how long do you wait to send your probate
    letters? Too soon and it’s rude and insensitive, too late
    and it could be gone!

      I don’t have a set time. They are usually sent out about 3-4 weeks after the probate was filed. I would think that for some people it wouldn’t matter how soon or late it is mailed to them, they will still find it rude and insensitive. Just have to send them anyway and find the people that feel the opposite.
